Why you need the best mortgage broker in Spain

Buying in Spain is a minefield as a foreigner. We are your shield, defending your interests against…

The real estate agency

The agency earns their commission from the seller. They want the highest price, the fastest close. They won’t flag an illegal extension or a valuation gap that cuts your mortgage by €50K.

The bank

The bank is an expert at negotiating mortgages — and its interests are completely opposed to yours. They will force you into overpriced insurance and alarm systems to “earn” a discount.

Not just an introducer. Your mortgage and property partner.

Most brokers find you a loan offer — then disappear.

We stay with you from the first property check to the notary signing.

Your dedicated advisor validates the property, negotiates the purchase conditions, and fights for resident-level mortgage conditions — even if you just arrived in Spain.

  • Case: a french couple & the full-Service guidance

    Caroline & Guillaume
    Sitges (Barcelona)
    Saved: 40,000€

Buying a home in a foreign country is terrifying when you don’t know the banking system or the language. Spanish banks were incredibly slow and demanded documents we didn’t understand. Homter was our local compass. They handled all the bureaucracy and got us an amazing fixed rate. Having someone exclusively on our side guiding us step-by-step was priceless.

    • Mortgage broker service in Sitges.
    • Purchase price: 520,000€.
    • Mortgage signed at 85% LTV (Fixed 30 years at 2.05% TIN).
  • Case: the digital nomad earning in non-EUR currency

    Anne S.
    Barcelona
    Saved: 55,000€

Earning my salary in Canadian dollars made local banks nervous due to currency risk, and the one bank that approved me forced me to buy their home alarm system and a premium health insurance. Homter stepped in, found a specialized lender for multi-currency profiles, and got me a clean mortgage with zero useless tied products.

    • Mortgage Broker Service in Barcelona.
    • Purchase Price: 490,000€.
    • Mortgage signed at 80% LTV (Fixed 30 years at 1.95% TIN).
  • Case: the foreign LLC / self-smployed buyer

    Mark T.
    Málaga
    Saved: 34,000€

Spanish banks are terrified of foreign self-employment. The best offer we found on our own was 60% financing, meaning we had to put down way more cash than planned. Homter ‘translated’ our UK company accounts into a format Spanish risk analysts accept. They got us 80% financing and a much lower interest rate

    • Mortgage broker service in Málaga.
    • Purchase price: 580,000€.
    • Mortgage signed at 80% LTV (Fixed 25 years at 2.10% TIN).
  • Case: the Beckham law resident (A tech expat couple)

    Thom K. & Julia F.
    Madrid
    Secured 80% LTV

Most Spanish bank branches didn’t understand my Beckham Law tax status and tried to offer me a non-resident mortgage capped at 60%. Homter’s mortgage experts bypassed the local branches, went straight to the risk departments, and secured a 80% resident mortgage. They even successfully negotiated to remove the bank’s overpriced bank products.

    • Mortgage broker service in Madrid.
    • Purchase price: 650,000€.
    • Mortgage signed at 80% LTV (Fixed mortgage 1.90% TIN).

How we secure your home & your savings

How it works — step by step

Share the property you want to buy (or your search criteria) along with your financial profile — income source, residency status, and savings.

In 15 minutes, we assess viability and tell you exactly what mortgage you can get.

Our team checks the Nota Simple, urban planning status, cadastral records, and community accounts to ensure that everything is in order. Simultaneously, we package your foreign income documents into a format Spanish banks accept — avoiding the “non-resident” penalty.

Our team check for structural issues, expired ITEs, urban illegalities and real property valuation. We use this hard data to negotiate the final price and the arras contract terms.

We secure the FEIN (binding bank offer) well in advance.

We know which bank offers the best mortgage for each type of client.

No last-minute rate changes at the notary, no forced insurance products you didn’t agree to. We accompany you on signing day to ensure everything matches what was promised.

Why you should choose Homter Mortgage broker?

What is a mortgage broker in Spain, and why do I need one?

A mortgage broker is a financial professional dedicated to finding and negotiating the best mortgage conditions for your specific profile. However, in Spain, the traditional model is flawed. Most brokers act merely as “introducers” who pass your file to a bank and step back when legal or structural issues arise. Homter goes further: we are a “Finance-first” partner that combines aggressive financial negotiation with technical property validation to ensure you buy safely.

What exactly does Homter do differently than traditional agencies?

While traditional agencies work for the seller to close the deal quickly, we protect you from start to finish. Our comprehensive service includes:

Profile analysis & optimization: we structure your foreign income to maximize your borrowing capacity.

Pre-valuation & technical audits: we verify the property’s true value and physical condition before you sign any binding deposit contract (Arras).

Direct-to-underwriter negotiation: we bypass local bank branches and negotiate directly with specialized
international risk departments to secure the best rates and strip away hidden bank fees.

How much does Homter’s service cost?

Unlike “luxury” brokers that charge high upfront retainers or non-refundable fees just to look at your file, Homter operates on a transparent, 100% success-based model. We only win if we successfully secure your mortgage and guide you safely to the notary.

Because every buyer’s situation is unique—from requiring a straightforward mortgage negotiation to needing full technical property inspections and complex foreign income structuring—our fees are fully tailored to the exact level of service you require. Book a free 15-minute consultation with us; we will evaluate your specific project and provide a clear, personalized quote before you commit to anything.

Do you offer services in Marbella, Mallorca, or other specific regions?

Yes. Through our digital approach, we provide a nationwide online mortgage broker service. Whether you are buying a villa in Marbella (Costa del Sol), an apartment in Madrid or Barcelona, or a property in the Balearic Islands, our network of technical inspectors and financial negotiators covers the entirety of Spain.

Can I get a mortgage in Spain with foreign income (USD/GBP)?

Yes. Digital nomad visa holders and Beckham law residents can successfully secure mortgages using foreign income. While traditional branch managers might reject USD or GBP income as “high risk,” we submit your profile to centralized underwriting teams that understand W-2, 1099, and P60 documentation. By presenting you as a “resident-in-waiting,” we can often unlock up to 80% LTV instead of the standard 60–70% non-resident cap.

How much deposit do I need to buy a property in Spain as a foreigner?

It depends entirely on how your mortgage is structured. Typically, non-residents are capped at 60–70% LTV, meaning you need 30–40% of the property price in cash, plus an additional 10–12% for taxes and fees. However, if you hold a Digital Nomad Visa or qualify as a fiscal resident, Homter can often negotiate an 80–90% LTV. On a €400,000 property, upgrading from a 70% to an 80% LTV saves you €40,000 in upfront cash requirements.

Expert answers for the settled expat

What is the “tasación” and how does it affect my deposit?

Contratar a un broker hipotecario ofrece varias ventajas The tasación is the official bank valuation of the property. Spanish banks will lend based on the lower of either the purchase price or this valuation. If you agree to buy a house for €500,000 but the bank values it at €450,000, a 70% mortgage will only cover €315,000. This leaves you with a €35,000 cash shortfall that you must cover immediately to avoid losing your 10% Arras deposit. We perform an independent desktop valuation before you sign any contracts to entirely prevent this “Valuation Trap”.

Is the bank’s “tasación” the same as a Home Inspection?

No, and confusing the two is a critical mistake. A bank’s tasación is a superficial 20-45 minute visit designed solely to protect the bank’s financial risk by determining market value. It does not verify the structural integrity of the home. A Home Inspection is an exhaustive 2-4 hour technical audit performed by an architect to detect hidden defects (like aluminosis, dampness, or illegal extensions) that could cost you tens of thousands of euros in future repairs.

What are the hidden costs of getting a mortgage in Spain?

Beyond the standard 10% ITP/VAT and notary fees, the biggest hidden costs come from “bonification products”. Banks will often lure you in with a low advertised interest rate (e.g., 2.5%), but condition it on you purchasing their expensive life insurance, home insurance, and alarm systems. These forced products can add over €2,000 annually to your expenses. Homter analyzes the true Annual Percentage Rate (TAE) to ensure you aren’t overpaying through hidden banking cross-sales.

Does the Beckham Law improve my mortgage conditions?

Absolutely. Spanish banks calculate your borrowing capacity based on your Net Disposable Income (NDI). Under standard progressive tax rates (which can reach 47–50%), your take-home pay is significantly reduced. Because the Beckham Law caps your income tax at a flat 24% up to €600,000, your net income is much higher. This dramatically lowers your Debt-to-Income (DTI) ratio, allowing you to borrow 20–30% more than someone with the identical gross salary under standard taxation.

Stop buying alone. Start with advantage.

Don’t leave your biggest investment to chance. You have an expert ready to find, negotiate, and finance your future home.
