In Madrid, good properties are gone in days. The seller and their agents want one thing: the fastest sale at the highest price. Nobody on that side will flag an overpriced listing or a hidden defect.

The bank

  • Case: The American remote worker paid in USD

    Daniel R.
    Madrid, Salamanca
    Saved: 45,000€

I work remotely for a Boston company and every Madrid bank branch I walked into saw my USD salary as a problem. The best they offered was a 60% non-resident mortgage. Homter took my W-2s and pay stubs, packaged everything the way Spanish risk departments want to see it, and came back with an 80% resident-level mortgage. The difference was €90,000 less cash upfront.

    • Mortgage signed at 80% LTV (Fixed 30 years at 2.10% TIN).
  • The British couple buying after Brexit

    Sophie & James W.
    Madrid, Malasaña
    Saved: 38.000€

After Brexit we assumed that, as non-EU citizens, we’d need a 40% deposit and endless paperwork. Our own bank in the UK couldn’t help and Spanish branches gave us contradictory answers. Homter knew exactly which lenders treat UK income favorably, handled the NIE and documentation timeline, and got us a fixed mortgage we didn’t think was possible anymore.

  • Case: The relocated professional with no Spanish credit history

    Camila V.
    Madrid, Retiro
    Saved: 31.000€

I moved from Bogotá with a permanent contract at a Madrid hospital, but banks kept asking for two years of Spanish income history I obviously didn’t have. Homter presented my case directly to underwriting teams, combining my Spanish contract with my professional track record abroad. Being under 35, they even negotiated 90% financing. I bought my flat eight months after landing

  • Case: The international couple with mixed incomes

    Matteo & Elena B.
    Madrid, Chamartín
    Saved: 42,000€

I work for a Spanish company, but Elena kept her remote job with her employer in Milan — and that second salary was invisible to every branch we visited. They’d only count my income, which capped our budget far below the flat we wanted in Chamartín. Homter got Elena’s Italian payroll properly documented and recognized, and suddenly our real borrowing power was on the table. Same jobs, same savings — a completely different mortgage.

Frequently asked questions about our mortgage broker service in Madrid

How does your mortgage broker service work in Madrid?

Most brokers in Spain act as simple “introducers”: they pass your file to a bank and disappear when problems arise. Homter goes further. We negotiate directly with the banks’ central underwriting teams — not local branches — making the entire market compete for your mortgage. And because we know the Madrid market street by street, we also verify the property is fairly priced, audit it technically, and negotiate the purchase on your behalf.

How much does your service cost?

Unlike brokers that charge upfront retainers just to look at your file, Homter works on a transparent, 100% success-based model. The initial consultation, viability assessment and mortgage simulation are free — we only earn our fee if you buy the property and sign your mortgage with us. Since every buyer’s situation is different, we’ll give you a clear, personalized quote in a free 15-minute call before you commit to anything.

Can I get a mortgage in Madrid with foreign income or as a digital nomad?

Yes. Local bank branches often reject USD or GBP income as “high risk” and push foreigners into non-resident mortgages capped at 60–70% LTV. We bypass the branches and submit your profile to centralized underwriting teams that understand foreign documentation — W-2s, 1099s, P60s. For digital nomad visa holders and Beckham Law residents, we can often unlock up to 80% LTV, treated as a resident.

How much cash do I need upfront to buy in Madrid?

It depends entirely on how your mortgage is structured. Non-residents are typically capped at 60–70% LTV, meaning you’d need 30–40% of the price in cash, plus another 10–12% for taxes and fees. If you hold a digital nomad visa or qualify as a fiscal resident, we can often negotiate 80–90% financing instead.

What is the “tasación” — and how can it ruin my purchase?

The tasación is the bank’s official valuation of the property, and Spanish banks lend based on the lower of the purchase price or that valuation. In a fast-moving market like Madrid, asking prices often run ahead of appraised values. We run an independent valuation before you sign anything, so you never fall into this trap.

What legal checks do you run before I sign anything in Madrid?

Our legal team verifies all the key documents required in the Madrid region before you commit to anything. That includes confirming the property holds a valid occupancy certificate (cédula de habitabilidad) and auditing the building’s ITE certificate — Madrid’s mandatory technical inspection for older buildings — so you don’t inherit structural problems or surprise community levies (derramas) from day one.

What happens to my arras deposit if the bank rejects my mortgage?

Your savings stay protected. When you sign an arras contract in Spain, you typically hand over 10% of the price — and lose it if you back out. That’s why we always draft or review your arras contract with a mortgage protection clause (condición suspensiva): if the bank declines your financing or the valuation comes in low, you get your deposit back instead of losing it.

Is Homter a regulated mortgage broker?

Absolutely. Homter is registered with the Bank of Spain’s State Registry of Financial Intermediaries (No. D059) and with the official Real Estate Agents Registry (AICAT No. 8187). Working with a regulated broker means your purchase is legally protected at every step — something no unlicensed “advisor” can offer.
