Yes. Local bank branches often reject USD or GBP income as “high risk” and push foreigners into non-resident mortgages capped at 60–70% LTV. We bypass the branches and submit your profile to centralized underwriting teams that understand foreign documentation — W-2s, 1099s, P60s. For digital nomad visa holders and Beckham Law residents, we can often unlock up to 80% LTV, treated as a resident.
It depends entirely on how your mortgage is structured. Non-residents are typically capped at 60–70% LTV, meaning you’d need 30–40% of the price in cash, plus another 10–12% for taxes and fees. If you hold a digital nomad visa or qualify as a fiscal resident, we can often negotiate 80–90% financing instead.
The tasación is the bank’s official valuation of the property, and Spanish banks lend based on the lower of the purchase price or that valuation. In a fast-moving market like Madrid, asking prices often run ahead of appraised values. We run an independent valuation before you sign anything, so you never fall into this trap.
Our legal team verifies all the key documents required in the Madrid region before you commit to anything. That includes confirming the property holds a valid occupancy certificate (cédula de habitabilidad) and auditing the building’s ITE certificate — Madrid’s mandatory technical inspection for older buildings — so you don’t inherit structural problems or surprise community levies (derramas) from day one.
Your savings stay protected. When you sign an arras contract in Spain, you typically hand over 10% of the price — and lose it if you back out. That’s why we always draft or review your arras contract with a mortgage protection clause (condición suspensiva): if the bank declines your financing or the valuation comes in low, you get your deposit back instead of losing it.
