Valencia’s market moves fast. A mortgage broker gives you the edge

The seller's side

In Valencia, good properties are gone in days. The seller and their agents want one thing: the fastest sale at the highest price. Nobody on that side will flag an overpriced listing or a hidden defect.

The bank

Banks negotiate mortgages for a living — and their interests are the opposite of yours.

  • Case: The early retirees buying with pension income

    Bernard & Martine L
    Valencia, Gran Vía
    Saved: 29.000€

We’re 58 and 61, and every branch treated our age as a dealbreaker — the best they’d offer was a 10-year mortgage with crushing monthly payments. Homter knew which lenders extend terms for profiles like ours and how to present our Belgian pensions and rental income properly. We got a 14-year mortgage with payments that fit our retirement plan, in the city we chose to enjoy it

    • Purchase price: 385,000€.
    • Mortgage signed at 60% LTV (Fixed 15 years at 2.30% TIN).
  • Case: The non-resident family buying a home by the beach

    Stefan & Katrin H.
    Playa de la Patacona (Alboraya)
    Saved: 33,000€

We live in Munich and wanted a family base near the beach in Valencia. As non-residents, the branches we tried capped us at 50–60% financing with mediocre rates — take it or leave it. Homter took our German payroll straight to the banks’ international underwriting teams and secured 70% at a fixed rate we’d struggle to get even at home. The whole process ran remotely, in English, around our schedule.

    • Purchase price: 420,000€.
    • Mortgage signed at 70% LTV (Fixed 25 years at 2.20% TIN).
  • Case: The old-building purchase saved by a home inspection

    Aoife & Conor M.
    Valencia, El Cabanyal
    Saved: 41.000€

We fell in love with a reformed flat in El Cabanyal, but Homter’s technical inspection found what the listing photos hid: damp issues and a façade renovation the building had already approved — a €18,000 derrama waiting for the next owner. Instead of walking away, they used the report to renegotiate: price down and the seller covering the pending works. We bought the flat we loved, without inheriting its problems.

    • Purchase price: 310,000€.
    • Mortgage signed at 80% LTV (Fixed 30 years at 2.15% TIN).
  • Case: The buyer who escaped the “cheap rate” trap

    Nathalie P.
    Valencia, Ruzafa
    Saved: 27,000€

A branch offered me what looked like a great rate — until I read the small print: mandatory life insurance, home insurance, an alarm contract and a pension plan, adding thousands per year. As a foreigner, I couldn’t tell if that was normal in Spain. Homter compared the real total cost across lenders and got me a clean mortgage at an even lower rate, with zero tied products. What looked ‘cheap’ would have cost me a fortune.

Frequently asked questions about our mortgage broker service in Valencia

How does your mortgage broker service work in Valencia?

Most brokers in Spain act as simple “introducers”: they pass your file to a bank and disappear when problems arise. Homter goes further. We negotiate directly with the banks’ central underwriting teams — not local branches — making the entire market compete for your mortgage. And because we know the Valencia market street by street, we also verify the property is fairly priced, audit it technically, and negotiate the purchase on your behalf.

How much does your service cost?

Unlike brokers that charge upfront retainers just to look at your file, Homter works on a transparent, 100% success-based model. The initial consultation, viability assessment and mortgage simulation are free — we only earn our fee if you buy the property and sign your mortgage with us. Since every buyer’s situation is different, we’ll give you a clear, personalized quote in a free 15-minute call before you commit to anything.

Can I get a mortgage in Valencia with foreign income or as a digital nomad?

Yes. Local bank branches often reject USD or GBP income as “high risk” and push foreigners into non-resident mortgages capped at 60–70% LTV. We bypass the branches and submit your profile to centralized underwriting teams that understand foreign documentation — W-2s, 1099s, P60s. For digital nomad visa holders and Beckham Law residents, we can often unlock up to 80% LTV, treated as a resident.

How much cash do I need upfront to buy in Valencia?

It depends entirely on how your mortgage is structured. Non-residents are typically capped at 60–70% LTV, meaning you’d need 30–40% of the price in cash, plus another 10–12% for taxes and fees. If you hold a digital nomad visa or qualify as a fiscal resident, we can often negotiate 80–90% financing instead.

What is the “tasación” — and how can it ruin my purchase?

The tasación is the bank’s official valuation of the property, and Spanish banks lend based on the lower of the purchase price or that valuation. In a fast-moving market like Valencia, asking prices often run ahead of appraised values. We run an independent valuation before you sign anything, so you never fall into this trap.

What legal checks do you run before I sign anything in Valencia?

Our legal team verifies all the key documents required in the Valencia region before you commit to anything. That includes confirming the property holds a valid occupancy certificate (cédula de habitabilidad) and auditing the building’s ITE certificate — Valencia’s mandatory technical inspection for older buildings — so you don’t inherit structural problems or surprise community levies (derramas) from day one.

What happens to my arras deposit if the bank rejects my mortgage?

Your savings stay protected. When you sign an arras contract in Spain, you typically hand over 10% of the price — and lose it if you back out. That’s why we always draft or review your arras contract with a mortgage protection clause (condición suspensiva): if the bank declines your financing or the valuation comes in low, you get your deposit back instead of losing it.

Is Homter a regulated mortgage broker?

Absolutely. Homter is registered with the Bank of Spain’s State Registry of Financial Intermediaries (No. D059) and with the official Real Estate Agents Registry (AICAT No. 8187). Working with a regulated broker means your purchase is legally protected at every step — something no unlicensed “advisor” can offer.
